Copper Hill Estates

Copper Hill Estates is a picturesque custom home site development, encompassing 100 beautiful acres in Tucson, AZ. Located in the northwestern foothills of the Catalina Mountains, this site offered 61 premium lots ranging from 1.5 acres to 3.4 acres. Stir’s second single family development. We were involved in raising the private equity needed to be able to close on the land. The challenge for this development, that it was a little ahead of itself. The lots were purchased by Meritage Homes and later in 2015 became a successful residential development. -
Trillium Cove

Trillium Cove was the very first single family development that Stir’s Team was involved in, when Frank Clark was running PulteGroup’s acquisition’s Team. This 114-acre site just broke ground before the housing crash that took place back in 2008. Several years later this residential development went on and became a very eminent single-family housing market and still to this day. -

Completed: 2005Kensington Park was where it all started back in the Summer of 2002 when we were asked to assist with sales and marketing for this 96-unit, 4-story project with 14 townhomes and 27,000 square feet of retail space.

The Mist on Lake Minnetonka

For the Mist on Lake Minnetonka, Stir was hired to be construction manager alongside JE Dunn Construction. The developer was once again, Colleen Carey (The Cornerstone Group). This 116-unit, 3-story project was financed by Prudential and designed by Cuningham. The challenge was that this project went through turbulent times during the decline of condo sales. It later became and went on to be a successful market rate apartment building. Project budget $41,000,000. -
The Varsity

The Varsity, one of our favorite developments that we’ve had the pleasure to work on, was commissioned by an east coast (Maryland) client (VIG). They turned to Stir because of having our corporate HQ’s in the state of Minnesota. Being closer to this project in the midwest was essential and imperative to this client. Stir was chosen to be the construction manager for this student housing project, which would later be called “The Varsity”. Right in the heart of downtown Ann Arbor at the University of Michigan. This signature 156-unit, 13-story project faced numerous challenges, including very tight working site conditions and poor soils. We were still able to hit the budget and not exceed the GMP of $55,000,000. -

The Lofts at Mayo Park was truly one of the most difficult and challenging developments and projects in Stir’s history, since opening our doors back in 2004. After talking to several local contractors in the marketplace, the owners reached out to Stir and finally came to the conclusion that the investment group and owners were over their budget. They asked Stir to help get this 29-unit, 4-story luxury residential project to a budget not to exceed more than $9,000,000, all in. And we did! -
Montgomery Place

Montgomery Place is a beautiful project located just a few minutes from downtown St. Paul, MN. Within blocks of Whole Foods and Allianz Field, the home of Minnesota United Football Club. Each of its two buildings are three stories with four one-bedroom apartments per floor. This 24-unit development had numerous challenges, including working through the city process and assembling parcels that had single-family homes on each of the properties. We worked with our partners Streetfront Development, Locus Architecture and our private equity group to complete this project. Total project budget $7,500,000. -
