    The Penn American District is the result of coordinated leadership across key partners, including United Properties, JE Dunn Construction, Housing and Redevelopment Authority, ESG Architecture & Design, Kimley – Horn, StuartCo, and the City of Bloomington. The eight-acre site had been home to several automotive dealerships when the City of Bloomington sought ways to redevelop this prime location near MSP International Airport. Stir had the pleasure to consult on Phases I and II to bring the infrastructure into this mixed-use redevelopment. It now hosts a hotel, apartments, townhouses, a grocery store and offices.

    The Marketplace development plays a key role in revitalizing Main Street, successfully combining retail in an urban residential setting. 27,000 square feet of first floor retail maintains a historic storefront look to the building and complements the neighboring buildings. 48 units of market-rate condominiums rise over the retail to complete this 4-story building. Retail parking is located off-street behind the building while residential parking is located underground. Stir’s involvement was selling off the retail portion to one of our clients that was looking for a retail shopping center out in the west metro. Our client had a 1031 Exchange to invest in this retail center.
